Project: Torus

Client: Torus
Project: Fit-out from CAT A to CAT B
Size: 11,000 sq ft
Role: Project Manager, Cost Consultant, Employer's Agent & CMD preconstruction

This new start-up company has been founded by people with whom we had worked on previous occasions and we were therefore invited to talk to them concerning the fit-out of their 11,000sq ft of space.

Our appointment was immediate with the first stage of this two stage tender being undertaken within one week. Work commenced on site on 18 April 2008 to provide a temporary work area, complete with temporary furniture for Torus staff to occupy whilst the main fit-out contract was undertaken – this first phase was achieved by 30 April 2008.

Once Torus staff had moved into the temporary work area, the contract to fit out the rest of the floor began in earnest. With the tenant in occupation it was imperative that stringent health & safety measures were in place and that disruption was kept to a minimum. This was achieved by careful management of the various stages of the contract.

The timescale to complete the fit-out of the whole floor including the relocation of staff from the temporary area into the completed area was extremely challenging, exacerbated by a tightly controlled budget, the need to gain consent from the superior landlord for not only the design but the commissioning of equipment and the need to ensure that bespoke joinery items could be designed, manufactured and fitted within the time frame.

This successful fit-out project achieved all the pre-determined criteria, giving this specialist Engineering Insurance company a working environment which reflects their brand profile.
