Located 4 minutes from the M6 (junction 15) this site, previously the Michelin Building, is being developed into 2 industrial distribution buildings with associated lorry yard and car parking facilities and soft landscaping.

Rowney Sharman, as Project Manager, Employer’s Agent and Quantity Surveyor, managed the team throughout the asbestos removal and demolition of the existing building.  This complex project took a year to complete and has left the site with basements filled and ready for development.

Our roles as Project Manager, Employer’s Agent and Tenant Manager continue as we manage the ongoing works, to redevelop the site into 2 buildings for incoming tenants.

Rowney Sharman are providing tenant liaison services for the incoming tenants.  These involve the negotiations to agree the scope of part fit-out works that are incorporated into the shell building Contract to allow the tenants to occupy and use the building from Practical Completion, which will be tenant access.

The new units will be BREEAM ‘Very Good’ and constructed to institutional standards.

Rowney Sharman are pleased to deliver with the Project Team this successful project, which has regenerated the site providing a commercially viable and sustainable industrial/ distribution offer.

The site is well located and the redevelopment will significantly improve the incoming tenants operation whilst creating a modern distribution facility.
